4-19-17 Planning Commission and 4-20-17 Development Review Committee Items

ALACHUA COUNTY, FL - The Alachua County Planning Commission will meet on Wednesday, April 19, 2017, at 6 p.m. The Alachua County Development Review Committee will meet on Thursday, April 20, 2017, at 1:30 p.m. Both meetings will be held in the Jack Durrance Auditorium (room 209) on the second floor of the County Administration Building (12 S.E. 1st Street, downtown Gainesville).

Items for the Planning Commission

CPA-03-17 (Small Scale Comprehensive Plan Amendment & Text Amendment) - This is a request by eda engineers-surveyors-planners, Inc., agents, for WWC Real Estate, LLC, owner, for a small-scale Comprehensive Plan Amendment to change the land use designation on approximately 7.23 acres from Mixed-Use Residential Medium Density to Institutional and a text amendment to Future Land Use Element Policy 2.2.6(a) of the Comprehensive Plan. It is located within the Tower Road/24th Avenue Activity Center at 7207 S.W. 24th Ave. The applicant wishes to apply for a land use change of Institutional consistent with the use of the property as an assisted living facility. They also wish to increase the allowable buildable square footage on the property in order to accommodate an expansion of the assisted living facility. CPA 04-17 ( Large Scale Comprehensive Plan Text Amendment) - This is a County-initiated amendment to the Alachua County Comprehensive Plan: 2011-2030 to remove certain outdated airport hazard area maps from the Future Aviation and Related Facilities Map Series, and to amend Future Land Use Element Policy 1.2.2 and Transportation Mobility Element Policies 3.1.1 and 3.1.4 to provide for airport protection zoning regulations and airport land use compatibility zoning regulations to be adopted in the Unified Land Development Code as required by Chapter 333 of the Florida Statutes. CPA 05-17 (Large Scale Comprehensive Plan Amendment) - This is a County-initiated amendment to the Alachua County Comprehensive Plan: 2011-2030, Future Land Use Element adding Objective 1.8 and policies and amending Urban Residential Densities policies relating to Cottage Neighborhoods. The County is undertaking amendments to the Comprehensive Plan to permit the establishment of Cottage Neighborhoods (neighborhoods served by smaller dwelling units) within the unincorporated parts of Alachua County. ZOM-02-17 (Planned Development Major Amendment) - This is a request by eda engineers-surveyors-planners, Inc. agent, for WWC Real Estate, LLC and Fletcher Plaza, LLC, owners, for an amendment to the Bellamay PD (Planned Development) to allow an increase in the permitted institutional and commercial square footage within the Tower Road/24th Avenue Activity Center. This application is associated with CPA-03-17 and is meant to implement the changes in land use that are a part of that request. The Bellamay PD is an existing mixed-use planned development that includes commercial and residential development located in the southeast quadrant of Tower Road and S.W. 24th Avenue. Florida Concrete Recycling Facility - This is a Public Hearing to consider a Revised Final Development Plan for an existing land clearing, clean debris filling operation and accessory recycling facility on approximately 80.00 acres located at 18515 S.W. Florence C and D Facility - This is a Public Hearing to consider a Revised Final Development Plan for an existing construction and demolition debris facility on approximately 46.89 acres located at 3003 S.E. 15th Street. Gator get-away, Lot 4 - This is a Public Hearing to consider a Revised Final Development Plan and Replat to correct existing encroachment on approximately 1.30 acres located at 6513 S.W. 135th Place. Southwest Advocacy Group Early Child Learning Center - This is a Public Hearing to consider a Preliminary and Final Development Plan for an approximately 5,114 sq. ft. childcare facility on approximately 0.61 acre located at 820 S.W. 62nd Terrance.
