03-16-16 Planning Commission and 03-17-16 Development Review Committee Items

ALACHUA COUNTY, FL – The Alachua County Planning Commission will meet on Wednesday, March 16, 2016, at 6 p.m. The Alachua County Development Review Committee will meet on Thursday, March 17, 2016, at 1:30 p.m. Both meetings are in the Jack Durrance Auditorium (room 209), in the County Administration Building (12 SE 1st Street, downtown Gainesville).

Items for the Planning Commission

CPA-02-16 Text Amendment to Religious Facilities - A public hearing to consider a text amendment to Policy 5.6.1 (Religious Facilities) of the Future Land Use Element of the Comprehensive Plan. The amendment would allow “congregate housing” to be an accessory use to religious facilities.  A definition of “congregate housing” is also proposed. CPA-03-16 (Large Scale Comprehensive Plan Amendment) - This is a request by Clay Sweger of eda, Inc., agent, for Chesnut & Chesnut & Williams, owners, for a large scale map amendment to the Alachua County Future Land Use Map 2030 for a proposed land use change from Medium Density Residential (4-8 units per acre) to Low Density Residential (1-4 units per acre) future land use designation on tax parcel number 07051-000-000 located at 8108 S.W. Archer Road. The proposed amendment, if approved, would reduce the residential density from a maximum of 8 dwellings units per acre to 4 dwellings units per acre or a maximum of 80 single family dwelling units for the entire parcel. ZOM-02-16 (Rezoning) - A request by Clay Sweger of eda, Inc., agent, for Chesnut & Chesnut & Williams, owners, to rezone from ‘R-1b’ (Single Family Residential) district to ‘R-1a’ (Single Family Residential) district located at 8108 S.W. Archer Road on Tax Parcel Number 07051-000-000. This request is associated with CPA-03-16, a large-scale land use change. Should that change be adopted by the Board of County Commissioners, this rezoning request would be necessary to implement the new land use by allowing single family residential development at 1-4 dwelling units per acre. Park Lane Planned Development Phases 2B and 3 - The Mayfair - A public hearing to consider a Preliminary Development Plan and Section Line Waivers for 243 Multi-family dwelling units and 22,150 sq. ft. of non-residential uses on approximately 15.84 acres in the 7300 to 7700 Block of S.W. Abbey Glen, Lot 11 - A public hearing to consider a Revised Final Development Plan and Replat of lot 11 to change east street side setback to 15 feet on approximately1.01 acres at 10912 S.W. 17th Lane. C Bar Ranch - A public hearing to consider a Preliminary and Final Development Plan for an approximately 6,000 sq. ft. non-residential agritourism building (on approximately 5.79 acres of project area), located at 22645 N.
